Pet friendly but without designated pet play areas. Better than apartment living but not as good as your own acreage. Normal close community issues. Good activities and support for community children to age 14 or so. mix of ages and ethnicity. Many are home buyers and vested in making the community safe and friendly. I live here.

Hate to write a negative review but honestly have noticed such a drastic change especially over the past year or so. We have been here 4 1/2-5 years and have always felt this park is nice. We were aware somewhat of the dramatic history that indicates at least online that there were issues which prompted Santefort Neighborhoods to purchase it in 2013. We also had a nice experience with the sales people in which we purchased directly from in 2020, and made improvements to the home. The improvements in our case were not problematic after purchase, unlike other more recent reviews, since they were things we knew of at the time. Both of us within the home are somewhat older and mostly keep to ourselves. The only somewhat strange neighbor situation prompting any real concern is although he was only very briefly conversed with once quite some time ago, the only home next to us as we are a corner home, has a man who stated himself that he is “staying” with the man who appears to actually live there and has a vehicle. This chronic visitor we have been patient with since he appears to have challenges. However, he spends much time outside racing the engines on the lawn equipment there, appearing for there to be no reason to race the engines loudly for so long or even at all. He also likes to spend much time banging on various things, before he does eventually ride off on a bike but comes back to live since he “stays” there. For over a year now but has become a chronic matter are vehicles going by on our street and also onto the culdesac, seemingly not even to be residents, as they are entering the park, coming down our street and going into our nearby culdesac, but clearly leaving very quickly in a manner that does not indicate they even have a purpose here. Many are so loud that it seems they may feel that they are thinking they are protesting something or have a similar purpose. Possibly Kankakee Cty drug ring related as the behavior suggests.
But there also appears to be no policing of the vehicles as far as what they are wishing to accomplish. Especially by driving down a street and culdesac but leaving so quickly, on a regular non productive basis. We have noticed an increase in garbage thrown onto our property and what appears to either be coffee or soda thrown at our car in the driveway. We live on a street with many homes and cars of course but there has never been this drastic change with the drive byers, which our camera is also picking it up as going on 24/7. As this simply was not the case for at least the first few years living here. Some so loud, seemingly on purpose that again, with it only starting this past year, just seems very strange for a manufactured home community, no matter where it is located. But also surprising for a park that has such a large owner such as Santefort. Clearly with the nice properties and even the visual aspect of the office building, there is some attention from Santefort at least to care about the community and consider it an operating business, otherwise it remains unclear why they purchased it here in Kankakee County. Since they have other locations.

One of the worst places to rent from. I have expressed to them within 2 months of living here my home had terrible leaks. My under belly had a tear in it and my pipes were not properly connected. My shower, toilet, wash machine and dishwasher all flooded under my home daily, exposing myself and my children to excessive wetness to our home. I reached out to management countless times, my father did, I even had help with house sitters while I was away to ensure someone was home to let maintenance in for repairs. No repairs were done for over 7 months causing mold to grow up my walls from below. The concrete outside my home was filled with feces, mold and was tracked into my home causing myself and my neighbor to contract bacteria infections, we lost appetite, threw up profusely, lost weight and the list goes on. Corporate was notified and sent proof of neglect and instead of helping told me to get a lawyer. I am upset as I have lost a baby due to falling ill and now have 3 children exposed to bacteria and mold and I MYSELF HAVE BEEN ON MEDICATIONS SINCE THE FLOODING ISSUE BELOW STARTED. and I have to relocate ASAP. If you love your kids, family and yourself LOOK ELSE WHERE! Do not rent from here! While sick my neighbors stole my grocery deliveries. The front office was informed and did nothing to help me. They racially abused me, lied to me, lied on me and lied about repairs and any fixing to my home. They do not answer the phones and keep the door of the office locked, will never call you back unless it’s about their rent money! IT IS ALL THEY CARE ABOUT! Maintenance does not help anyone, YOU ARE ON YOUR OWN! They will tell you to call the manufacturer for repairs or replacement instead of doing their job!

So now I'll try star has decided to undergo New Management under a company that has an f rating with the better Business bureau and now we're getting charged more money to pay our rent if we pay by check or money order now they don't accept it until we paid $10 how disappointing to see this company doesn't care about his community or the people that live in it to be managed by an f-rated management team The people here are exceptional however the company itself is not. They charge for everything. Make in realistic rules as if were in HOA but only the company benefits. You rent for $1400 for home and land but are charged if they service anything on the home or lawn to make more money. If you fall on hard times they are unwilling to work with you and Will charge you eviction fees and lawyers fees before court ordered to do so, if you own the home they will evict you the same if you fall behind a month for lot fee knowing your home is worth more to get it back and not have any compassion for your circumstances even if your willing to make the effort to make payments. They charge on the online payment portal for making your rent payments. They don't allow your trash can out before or after certain times and you will be fined for many many things if you don't follow all the rules. You are responsible for calling garbage disposal services for large items because they are not allowed to sit outside and that's included in rental payment. This company really offers nothing extra to us only really charges extra for all sorts of things. So if you want to be treated like a human being don't move here

Nice place to live . Office lady's awesome . Maintenance guy (Jessi ) knows a lot about mobile homes and the park.
Employees that care about their community .
Only thing I can say bad is , rent can be as high as a house payment , if you have the credit try hard to get home first , then this place second to build credit .

I have lived here for 4 years. The office ladies are awesome. The maintenance people are fast and efficient. The pool is very nice. I haven’t had any problems here. Great school district!! I recommend living here. Very family oriented neighborhood!!!

They forced me out of my house that was almost payed off and caused me to be homeless for 5 months. They claim that nobody should live in the park unless they are approved but that is bs. A woman that is not even a approved resident of Tristar was able to put a false order of protection on me, in the mist of all of that my daughter got in a huge fight with the woman’s daughter and I was wrongfully arrested. Before I could prove my innocence in court they took over my home that I was almost done paying on and forced me out of my home. Now that I was found not guilty and the courts are aware of the fake order of protection I am working on suing Tristar for all the hurt they have caused my family. To force a single mother of 4 out of her home due to false accusations is insane. I truly loved this park at some point although they should really protect the children more. Meanwhile the same woman who does drugs and curses children out and lies in court is still living in Tristar even though she’s not approved resident yet I HAD TO EXPERIENCE HOMELESSNESS! See you at court Tristar!
