This is a townhouse community that has seen better days. Built in 1974, there are 236 townhouses, mix of 3 & 4 bedroom units. Because of deferred maintenance over many years, the units are aged with many having siding and foundation issues. Monthly maintenance fees are almost $500, with no amenities except water. The mix of ownership is 25% owner-resident, most of these owners have lived on property for decades. 75% are investor-owners with most renting to subsidized tenants. There are ongoing conflicts with the community association's board. Potential buyers should visit the property in person during the day & night, ask the managing agent for current financials, attend an association board meeting if possible, and seek out owners who live on property to get their opinion of how things are being maintained. These townhouses are definitely affordable compared to other Oahu properties, but sometimes you get what you pay for. There are some great people living at Puu Heleakala, and some sincere people volunteering on the association board, but do your homework and proceed with caution. The pluses: it's a great location to Kapolei, beaches within walking distance, brand new Nanakuli library opening soon, grocery store and strip mall close by.

This place has changed drastically since I last lived there back in 93. Alot of criminal activities , fights , illegal substances, and then some. But....it is what u make it I guess. Personally , I wouldn't live there today with or without a choice

It closes at 7pm. It appears like a small local stucture with a bigger grassy area. Must see. What are rec parks for. Bye.
